The Planning Board oversees Site Plan Reviews within the V-1 Village districts and hears requests from property owners or developers seeking to divide a tract of land, reaffirm boundary lines or create a new subdivision...who, must submit surveyed plot plans to the Board for appropriate action as governed by MGL, Chapter 41, Section 81.

The Town of Otis requires any new lots to be a minimum of one (1) acre, have 150 feet of road frontage and provide adequate access for emergency and vehicular traffic in the R-1 residential district. In the Village V-1 district, lot area shall not be less than 20,000 square feet and the
frontage shall not less than 60 feet.

The Planning Board is responsible for changes to the Town Protective By-Laws and is required to review, hold public hearings and make recommendations on proposals that will affect land use.

The cost of a  FORM A is $35.00 per parcel;  FORM B is $40.00 per parcel; FORM C is $50.00 per parcel.
